How can I make a payment?
Payments can be made with credit card (3% fee), debit card ($8.95 fee per transaction), ACH ($2.95 fee per transaction), check or money order. Checks or money orders can be mailed to:

Do I have to pay a deposit?
No- residents pay a $300 reservation payment upon signing the lease. The $300 lease reservation payment is applied to the first installment. This is not a security deposit.
Can I pay with financial aid?
We encourage students to contact the Office of Student Financial Aid before signing a lease to see if and how their financial aid funds can be used for payments.
What utilities are included in my payment?
Electricity, air conditioning, water, trash/recycling, streaming services, wireless internet.
When can I move in for the 2025-26 leasing year?
Move-in day for 2025-26 residents is Tuesday, August 26, 2025 at 12PM. Move-in information will be emailed to all residents.
Am I eligible to live at Courtyards?
The University of Maryland determines eligibility requirements for prospective residents. Please visit Resident Life’s webpage regarding eligibility information or email [email protected].
What is a guarantor?
A guarantor is an individual who ensures installments are paid. Guarantors cannot be a UMD student, must be 21 years of age or older and have a Social Security Number (SSN). A guarantor is required.
Why do I provide my SSN?
Courtyards collects Social Security numbers to accurately verify identity. Courtyards does not complete credit checks for applicants or guarantors.
Do I need renter’s insurance?
Yes- renter insurances must be secured prior to move-in. Review the lease for specifics on renter’s insurance requirements.
How do I end my lease?
Lease Transfer is the official process of transferring financial responsibility of a Commons lease to another eligible student prior to the lease end date. Any student who must leave their apartment prior to the end of their lease (i.e. because they study abroad, withdraws from the University, graduates, or needs to leave due to other reasons) must use this process to end their financial responsibility. Can I live at Courtyards another year?
Current residents can choose to renew their lease or switch to a different apartment for the next year. Information will be emailed to all residents.
Where can I park at Courtyards?
Residents can register a vehicle at the Service Desk. Lot 10a is open to visitors Monday–Friday from 4:00 PM to 7:00 AM, and all day on weekends. Metered spaces are enforced from 7:00 AM to 10:00 PM. Parking is enforced by UMD Department of Transportation Services.
Where can I go if I need assistance?
The Courtyards service desk provides residents with support including keys, packages, mail, and maintenance emergencies. A Resident Assistant is on call for emergencies after business hours.

To receive packages or mail, fill in the information as seen below:

What safety features are available at Courtyards?
The Courtyards has several safety measures to keep residents secure. A Resident Assistant is on duty every night to assist and respond quickly. Security cameras monitor common areas. UMD Police Auxiliary patrols the property regularly to help keep everyone safe.
How does Courtyards send me important information?
Information is sent directly to residents @umd.edu email address.
