THE APPLICATION PROCESS
The information contained below will help to guide you through the leasing process.

Application & Roommate Matching Form - Submitting an online Application does not obligate you to lease with us, but completion of the form is required for you to have the opportunity to lease at CTY. No further paperwork or payments will be required of you until you decide to sign a lease. Please read below information on the payments and paperwork required at the time of your lease signing
 
GETTING READY FOR THE LEASING PROCESS
You should take the time to look over the following items so you can easily obtain them when your waitlist number comes up. If you do not have all required payments and paperwork on the leasing date you are issued, you will NOT be able to lease and may lose your space to the next waitlist applicant.

Continuing Guaranty of Lease - This establishes a guarantor for your lease, someone (usually a parent or guardian) who agrees to be responsible if you are ever unable to fulfill the financial obligations of your lease. It is similar to having a co-signer. The guarantee must be signed in front of a notary, who will then complete the bottom portion of the form and apply the notary public stamp or seal to validate it. The guarantor should complete this document in blue or black ink and give you the original, notarized document. Because this form must be notarized, faxed or scanned copies are NOT accepted. All residents are required to have a guarantor who has provided all required information, and will not be allowed to sign a lease if they do not have a completed document at their leasing appointment. You must have this document in hand at your appointment, so please not submit your Guarantee ahead of time!!

Lease Reservation Fee and Application Fee - Your application fee ($25) and lease reservation fee ($300) will be due at your leasing appointment, when you sign your lease. Please be sure to have two separate checks or money orders, made out to Courtyards, ready for your leasing appointment.

2010-2011 Lease - Review the sample lease with anyone you need to consult about your decision, such as parents or Guarators. The Sample Lease is the exact agreement you will sign at your leasing appointment. The only difference between this sample version and your individual lease is the designation of a specific Room Number and a corresponding Rent Rate.

How are rooms assigned at CTY?
The Courtyards staff does not assign applicants to spaces. Rather, applicants may select from available spaces at the time of their lease signing.

[+]Mixed Gender Housing Program

 

The University of Maryland offers a program in South Campus Commons and The Courtyards where students of different genders can choose to live within the same apartment. South Campus Commons and The Courtyards offer apartment-style housing with the private bedrooms. These apartments also have multiple, lockable bathrooms within each unit; allowing residents of the apartment to designate each bathroom for use by a specific gender.
 
A limited number of apartments are designated as program units. Priority for selecting spaces will first go to current South Campus Commons and The Courtyards residents who are eligible to renew current leases, followed by students currently living in on-campus residence halls who will enter their third year in college in the upcoming Fall semester.

The Courtyards is located adjacent to the University of Maryland campus in College Park and conveniently situated near two metro stations and numerous malls, grocery stores, and other commercial and business places to suite a student’s needs.
 
Metro Access
The College Park metro station (4931 Calvert Road College Park, MD) is 1.7 miles from our community. The College Park metro station offers daily parking as well as numerous bike racks and lockers. This metro station is accessible on the free University Shuttle system.
The Greenbelt metro station (5717 Greenbelt Metro Drive Greenbelt, MD) is 3 miles from our community. The Greenbelt metro station offers daily parking as well as numerous bike racks and lockers. 
 
Shopping
Beltway Plaza Mall
Whatever is on your list Beltway Plaza Mall has it at great prices everyday. It's your one-stop shopping mall. You can finish your daily chores such as grocery shopping, dry cleaning, photo developing plus find great gifts like clothing, shoes or housewares. Currently multiple University shuttle routes stop at Beltway Plaza Mall. http://www.beltwayplazamall.com/
 
The Mall at Prince Georges
The Mall at Prince Georges has been around since 1858 making it one of the oldest shopping malls in the D.C. area. The Mall at Prince Georges offers a wide array of shopping options including major department stores, clothing, jewelry, shoes, restaurants, and specialty stores. A University Shuttle route stops at The Mall at Prince Georges.  http://www.mallatprincegeorges.com/
 
Groceries & More…
The Courtyards is conveniently located near multiple grocery stores and other businesses to suit a students needs. Among others, there are multiple Giant, Shoppers, and Safeway locations. In addition, there are multiple Target stores, restaurants and eateries, salons, fast food, a wide variety of bank branches, Home Depot, and Lowes. A Courtyards resident has access to everything he/she needs and more!

[+]Fall Re-Leasing

 IF YOU ARE LOOKING FOR HOUSING –

To take over a 2010-2011 Courtyards lease, you will need to find someone that wants/needs to transfer his/her lease to another person, and then complete the Fall Re-leasing Process described below.

  • Speak with friends, roommates, and future roommates about whether they know anyone looking for housing.
  • Post your available space on the Online Re-Leasing Bulletin Board so potential re-lessors may see your information.  (Male) (Female)
  • Review the Re-Leasing Bulletin Board to find potential re-lessors looking for leases to take over.  (Male) (Female)
  • Post advertisements in designated areas on campus. Some bulletin boards/areas require University approval before posting.  Contact the Department of Resident Life Assignments and Public Inquiry Office (301-314-2100) for more information about posting in the Residence Halls.

 

 

 

2010-2011 LEASE HOLDERS - PLEASE REVIEW THIS INFORMATION BECAUSE THIS PROCESS IS DIFFERENT THAN SPRING AND SUMMER RE-LEASING.

The following information is designed to help you navigate the process if you wish to transfer your 2010-2011 lease to another student. If you complete the Fall Re-leasing Process, you will no longer hold a lease at Courtyards for 2010-2011 unless you are approved and choose to sign a lease at a later time.

 

Please review this information with any prospective re-lessor so that both parties fully understand the requirements of the process. You are responsible for finding an eligible student to take over your lease and you must complete all the steps in this process before you can be released from the financial obligations of your lease.

Step 1: Find a Re-Lessor
Find a re-leasing candidate interested in taking over your lease for the remainder of the lease period.  Though it is your exclusive responsibility to find an eligible re-lessor, there are many resources available:

  • Speak with friends, roommates, and future roommates about whether they know anyone looking for housing.
  • Post your available space on the Online Re-Leasing Bulletin Board so potential re-lessors may see your information.  (Male) (Female)
  • Review the Re-Leasing Bulletin Board to find potential re-lessors looking for leases to take over.  (Male) (Female)
  • Post advertisements in designated areas on campus. Some bulletin boards/areas require University approval before posting.  Contact the Department of Resident Life Assignments and Public Inquiry Office (301-314-2100) for more information about posting in the Residence Halls.
  • Contact Leasing Agent Darren Hoppert regarding use of the Courtyards Waitlist.


Step 2: Submit your re-leasing candidate’s information via e-mail

    1. Re-leasing candidate's full name & UID #
    2. Date you wish to move out.*
    3. Date your re-lessor wants to move in.*

*The above dates must be at least two (2) business days apart.

·         The Leasing Agent will submit this information to the University of Maryland's Department of Resident Life for approval.  This takes approximately 5 business days.


Step 3: Determine your re-lessor's eligibility
Once you submit a candidate via e-mail, the University of Maryland's Department of Resident Life will determine his/her eligibility.  It takes approximately 5 business days to determine a re-lessor's eligibility through the University.

 

You will receive an e-mail, once the University has determined the candidate’s eligibility.

The criteria that the Department of Resident Life uses to determine student eligibility for Courtyards residency are as follows:

1.      Does the student currently live on-campus?

2.      Has the student completed his/her first year of post-secondary education?

3.      Is the student in good financial, judicial, academic, and registration standing?


Step 4: Sign your re-leasing paperwork (at least 5 business days in advance of your transfer date)
You and your re-lessor will need to schedule an appointment with the Courtyards Leasing Agent to sign and submit your re-leasing paperwork and payments.  This appointment must occur at least five (5) business days prior to your re-lessor’s check-in date to avoid any delays.

 

You and your re-lessor must bring the following items to your appointment:

  • Your re-lessor's $25 check/money order for the Application Fee*

(We do not accept cash, credit cards or debit cards for this payment.)

  • Your re-lessor's $300 check/money order for the Lease Reservation Fee*

(We do not accept cash, credit cards or debit cards for this payment.)

  • Your re-lessor's signed and notarized Guaranty of Lease
  • Your Bank Certified Check or Money Order for the $100 Lease Transfer Fee* (We do not accept personal checks, cash, credit cards, or debit cards for this payment).
  • When applicable, a $60 check or money order for cleaning. Payment should be made out to Educated Cleaners.

* Application Fees, Lease Reservation Fees, and Lease Transfer Fees should be made payable to The Courtyards and should contain the appropriate student 's name (current or new resident) and apartment number.

 

The following items will be provided by our Leasing Staff at your appointment:

  • Re-lease Agreement to be signed by both parties
  • Your re-lessor 's Lease Agreement
  • Your re-lessor 's application and roommate matching form
